 If you have a multiple use laundry room, then you may wish to consider if
one of our management agreements will benefit your property.  We call them “agreements” because we try to write our contracts to be as non-binding as possible.

Our philosophy is if we do our job well
there is no need for an “automatic renewal” clause.

 

Each of our contracts has a different term that you agree to.
Each agreement is created based on individual needs. Some clients ask for
all new high efficiency equipment and agree to a longer contract; up to5 years. Other property managers own equipment they are happy with and are looking for our basic management and service agreement that requires only an initial 30 day term.

What is an automatic renewal clause and why should I care?

Automatic renewal clauses are being used by most other contract companies and are what
really sets us apart from them. This clause is written into the contract to make a long term contract renew itself for a second long term which also will automatically renew. This could potentially go on for ever unless you act within 30 day window near the end of the first term.

 

Who pays for repairs?

We cover all repairs, parts and labor for the full term of the contract.

 

How much will it cost?

Your costs are paid only from money collected for the machines.

 

How much of the money collected do you return?

We return between 50 % and 80% depending on the agreement you chose.

 

How and when will I receive the amount be returned?

We send the checks monthly or quarterly, your choice.

 

I have a 12 unit apartment building that could use updated equipment,
what kind of contract can you offer me?

Several, based on your  needs. For example, if you want new standard equipment you may want a short term agreement with a 50% return. New “HE” machines would require a 5-7 year contract. We also offer “almost new” refurbished machines that would require only a 6 month contract.

 

How do the tenants contact you for service ?

We post a sign in each laundry room with our phone number, fax and email contact information.

 

How long will I wait for service?

In most cases we respond in less than 24 hours. This type of service call always gets our highest priority.
